How An HPW Agent Can Help With Your Home Search

Searching for a new home can be a nightmare if you go in unprepared. There are plenty of Raleigh homes for sale, but how do you find the one that's right for you? How do you know if the price is reasonable and that everything in the house is in good working order? You can't do it alone. You need a real estate agent.

More specifically, you need an HPW agent, to guide you through every step of the process and get you moved into the home of your dreams. Here are some of the ways an HPW agent can help you.

What Does a Real Estate Agent Do?

There are two types of real estate agents. A listing agent represents the person selling a home, whereas a buyer's agent represents the person buying it. Most real estate agents do both, but not for the same sale.

As a homebuyer, your HPW agent is a liaison between you and the homeowners. They'll guide you through all the necessary steps and paperwork, from the initial offer, through escrow, all the way to closing. But first, they have to find the home that's right for you.

It's a real estate agent's job to know all the homes in the neighborhood: what they're like, what they have to offer, how much they are, etc. Nowadays, people can look up house listings themselves online, look at photos, compare prices, etc. But it's still not the same as having an HPW agent in your corner.

Looking at photos online is no substitute for someone who's actually been to the house and can take you there personally for a guided tour. Whatever you're looking for, your HPW agent can find it for you.

Negotiations

Once you've found the home you want, it's your agent's job to get you the best deal. As members of the National Association of REALTORS®, they're obligated to put your interests ahead of their own. They know the home's worth, both on its own and as part of that particular neighborhood, and can tell whether or not it's priced fairly. If it's not, your agent will negotiate with the listing agent for a better price.

They'll also organize an official house inspection, to make sure everything works the way it's supposed to. Do the lights turn on when you flip the switch? Do the outlets have power running to them? Is there anything broken or worn out? Is everything up to code? Once they have the results of the inspection, they can use it to have the homeowners either fix anything that's wrong with the house or lower the asking price accordingly.

There's a lot to deal with when it comes to buying a home. Your HPW agent is there to shoulder the load, making the experience easier for you and ensuring you come out on top.   • Unbiased reviews
    You won't want to miss the gold mine of feedback from potential buyers at your neighbor's open house. People will discuss everything from the condition of the home to the surrounding community. Let their conversations guide you with respect to upgrades or repairs to your house. Seeing the area through the eyes of strangers opens you up to different perspectives. This can influence your decisions about such things as paint color and appliance preference while you're still in the process of upgrading. 
  • Market study
    Take a look at the length of time your neighbor's house stays on the market. Was it a quick sale, or did it languish for a while? If it remained on the market for longer than a few weeks, you might want to delay selling yours until the market shifts. Setting a price can be very challenging. You can ease that process by comparing the original asking price to the final sale. Did the seller have to reduce the price in order to sell? Was there a bidding war driving the price above the asking price? It's also helpful to note the demographics of the potential buyers. If most interested parties, as well as the ultimate buyer, were from a particular age range, for example, you may want to focus your own marketing efforts toward that group. 
  • Connect with the seller's agent
    Selling a home is serious business and you don't want to trust the process to just anyone. Who better than an agent that has already studied the neighborhood and comes with a good reference? Chatting with the agent at an open house can give you insight that you can't find in an ad. It might tell you about the number of years the agent has been licensed, but you want to know how well they attract interested buyers, their knowledge of the selling process and how well they handle negotiations. Before you put your own home on the market, attending multiple open houses provides you with the opportunity to see a few agents in action. 
  • Collaboration with your neighbor
    There is no need to compete with your neighbor if you are both selling. You can both obtain a better price with less effort if you work together to show the entire neighborhood in a positive light. By using the same agent, both homes can be shown at the same time, allowing potential buyers to compare properties. If one house sells, another shopper may make an immediate offer on the second. By consulting with the agent and each other, you can both set an asking price without worrying about undercutting each other.

Real Estate Trends to Know in the New Year

Raleigh Real Estate 2021

Predicting the real estate market is tricky. Case in point: 2020 did not look the way our real estate agents expected it to, but the pandemic brought about a surprising real estate boom. The big question everyone seems to be asking is, will 2021 follow suit? 

Of course, if you plan to list your Raleigh home for sale soon, you probably have a more pressing question: will 2021 be a good time to sell?

Where We Are Today

It's impossible to overstate the impact of the COVID-19 pandemic on the housing market and how widely this impact continues to be felt. In a market that already had a high demand for housing and a lack of inventory, this year has seen that trend skyrocket as many sellers de-listed their homes amid pandemic fears. 

At this point, many of those homes are appearing on the market again, leveling things out somewhat. In fact, home sales increased sharply during the autumn months (up 9.4% in September alone, according to CNBC), and the median purchase price has risen by nearly 15% year-over-year. 

We head toward the end of 2020, still in a strong seller's market. And even as the inventory of available homes creeps upward somewhat, home prices continue to rise, and demand appears to be as strong as ever. 

Looking to the Future

Keeping in mind what we've seen over the past year, we expect the year ahead will continue to offer great opportunities for sellers. Although demand can't sustain forever at its current level, we expect it to level off slowly. Here's what else we predict for the 2021 housing market:

  • Home prices will continue to rise.
    It seems certain home prices will continue their trend upward in 2021, at least in most U.S. cities. That includes Raleigh, where the average home sale has increased 10.5% year-over-year according to Redfin, and most homes sell for up to 3% above listing price. 

  • Inventory will remain tight.
    Inventory is the "supply" side of supply and demand. It essentially refers to the total number of homes on the market at any given time. That number declined over the course of 2020, and although we expect to see it rebound slightly in the next year as many sellers re-list their homes, inventory will almost certainly remain tight in 2021, fueling high prices. 

  • Demand will remain high.
    Many people who wanted to buy a home in 2020 weren't able to do so because of the pandemic. Expect a lot of those individuals to resume their efforts in 2021, leading demand to remain high, at least for the time being. With strong demand, we expect home sales to increase, or at the very least remain steady. 

  • Mortgage rates will hover around 3%.
    We expect to see mortgage rates remain fairly consistent going into the next year. When you consider that we left October 2020 at a record low of just 2.8% for a 30-year fixed home loan, that puts buyers in a pretty healthy place. We may see very slight increases but expect mortgage rates to remain around 3%.

Wash your hands – and other hygienic practices

Soap is the very best preventative for communicating the virus - so use it.  Wash your hands regularly, for at least 20 seconds, with soap and water.  If you can't wash your hands, the next best thing is to use an anti-bacterial wipe or gel both before, and after, you come into contact with other people, objects, or surfaces. Try to avoid touching your eyes, nose, and mouth with unwashed hands. If you sneeze or cough, do it into a tissue, then throw away the tissue, and then wash your hands or wipe them down.

Keep your distance – even from your agent!

We are all about the practice of "social distancing."

Use video conferencing as much as possible

You, your agent, and anyone else you're working with on your transaction should try to communicate as much as possible by videoconference rather than in-person meetings, just to limit the amount of interaction you have with other people. Facetime, Facebook Messenger, Snapchat video, Skype and Zoom are some of the video tools available to use.

Take precautions on showings and open houses

At this point, we see no reason to discontinue showings, or open houses, so long as you follow fundamental distancing and hygienic protocols. Try to follow these guidelines:

  • Again, keep your distance, even if it seems unfriendly
  • Remember: No shaking hands when you meet!
  • Drive your own car to showings, rather than traveling with the agent in his or her car
  • Minimize touching surfaces in houses
  • Bring paper towels, tissues, or disposable gloves with you to hold when you open doors or touch surfaces.
  • Try to wash, or wipe down, your hands on the way in and the way out.
  • At the open house, keep your distance from other visitors and let the hosting agent sign you in, rather than handle a clipboard or tablet.

If you're not feeling well, or are part of the "high-risk" demographic, please stay home

If you're not feeling well with any kind of cough or fever, please stay home. At this point, there is no need to take chances or put others at risk. This is especially true if you are "high-risk" – if you are over the age of 60 or have any pre-existing conditions you should reduce, if not, eliminate all outside contact as much as possible.
