HPW Luxury | 6 Desirable Features Found in HPW Luxury Homes

In and around the Triangle area, there are several beautiful luxury listings available for sale. What exactly differentiates these properties from the standard market? Is it the square footage, the features, or the technology? Some would say it is all of the above. Ultimately, luxury buyers are not looking at the price tag in their search for their next dream home but the amazing amenities that come with the property. Here are the top 6 must-have features in luxury homes!

1. Indoor / Outdoor living

Indoor/outdoor living seamlessly extends your home's great room or dining quarters. This trend tends to keep cohesion in design from the interior to the exterior of your home. Typically indoor/ outdoor living has always been a primal commodity when searching for a new home. With the new normal consisting of being at your humble abode more these days, the amenity has become a necessity. What makes an outdoor living space luxurious is the ability to provide comfort through all seasons while also allotting multiple entertainment options. High-end features include retracting screened porches, outdoor kitchens, cabanas, and sometimes a type of water feature. This CBHPW luxury listing checks off each box on the list! With its large covered porch and a wood fireplace, the immaculate outdoor kitchen has a top-of-the-line grill station, jacuzzi, and extensive acreage for sporting events or games. One thing for sure is that you may yearn to host any occasion with this property as your next home. To view more of this listing, click here.

2. Theatre Room

Entertainment becomes the next level when a luxury property contains an in-home theater. The ability to bring the ultimate cinematic experience to your fingertips is a sought amenity many buyers search for when hunting for their next home. What makes an in-home theater top-notch is its ability to incorporate features similar to an actual movie theater. This includes a top-of-the-line av-system, projector, large screens, recessed lighting, and comfortable loungers. The goal of the theater room is to immerse yourself in what's on the screen, whether that be the newest megahit movie or the exciting rival sports game. The cinema room pictured above is from none other than one of our CBHPW luxury listings. This glorious in-home theater offers stadium seating, a high-tech projector, and even mimics the groovy movie theater carpet. To view more of this property, click here.

3. Large Garages

The standard two-car garage does not cut it for luxury properties. Buyers are looking for substantial space when envisioning the housing of their precious automobiles. Typically, luxury properties have at least a 3-car garage! To any car buff, the garage is not just a space for storing your vehicle. This part of the property could be turned into a luxurious showroom, man cave, or workshop. This beautiful CBHPW luxury property comes with a three-car garage with gorgeous rustic wood garage doors. To view more of this property, click here.

4. Intricate Ceiling Designs

Raised ceilings and other intricate ceiling styles are quite the fanbase for luxury homes. A room turns from basic to compelling when there is a ceiling feature that adds depth, sophistication, and style. In most luxury dwellings, at least one space must contain a styled ceiling. One of these rooms can be the living room, sitting room, primary bedrooms, and or dining rooms. What exactly are some styles of these ceilings? They are cathedral, tray, beamed, suspended, and coffered. One would love to have any of these exquisite designs in their home!  For example, in this CBHPW luxury listing above. The sitting room contains a beautiful coffered ceiling. The coffered ceiling consists of sunken panels accented by molding, creating a waffle-like appearance. What works well in this room is the brilliant addition of recessed lighting. For more on this property click here

5. Massive Walk-In Closets

Typically an owner of a luxury home tends to live a complete life of luxury. Meaning everything about them is high-end, like their fashion sense. Closets in a luxury home are an extension of the main room and need to boast space and means of organization. Closets these days are not just for hanging clothes. They can be an area to lounge in after using the spa bathroom or a place to put on that fashion show after shopping in the streets of London. For sure, luxury home buyers are looking for closets that encompass organization and can show off their beautiful wardrobe. In this CBHPW luxury home, the primary closet is genuinely massive. This closet incorporates different levels of custom built-in shelving and an island dresser to accommodate all buyers' attire needs. To view more of this property, click here.

6. Relaxing Spa baths

When buyers search for their next home, kitchens and bathrooms are the most focused rooms, which is why main bathrooms in luxury homes are genuinely upping the ante in their need to give that spa-like aura. Features include a jacuzzi bathtub fit for a king, a large walk-in shower that doubles as a steam room, neutral colors, beautiful stone or tile, and lots of space for minimal clutter. In this CBHPW luxury listing, this bathroom truly exuberates comfort and relaxation. The large window allows natural light to encase the room, making the white pop against the darker grays. The unity in neutral colors creates a calming sensation. One can relax in the free-standing tub or use the shower with multi-shower heads in this bathroom. To view more, click here

Kitchen Updates You'll Enjoy Using

Kitchen Updates

Once you've found your perfect home, the next step is to make it your own - starting with the kitchen. If cooking is your passion, you can up your culinary game with a few simple design ideas. There are plenty of Raleigh homes for sale with amazing kitchens to suit your needs. Here's how to take those kitchens even further.

Appliances

The right tools can help in a myriad of ways. An induction cooktop, for instance, regulates heat much more accurately than a regular stovetop, allowing for more precise temperature measurements. The appliance itself never gets hot, reducing the risk of accidental burning. Plus, it's more energy-efficient than electric or gas stoves.

You might also consider a high-speed oven. Using both convection and microwave heating, it heats better and more accurately, cutting cook times in half.

Finally, if you don't have a stand mixer, it will change your life. A good quality mixer will last for many years, providing thorough, even mixing. You can do everything from whip cream to beat meringue to knead bread dough quickly and easily without wearing out your arms. Plus, with extra attachments, you can roll out and cut your own fresh pasta, grind your own meat, and much more.

Organization

A few simple organizational improvements can help you tremendously. Install some sturdy hooks above the stovetop, on which to hang your pots and pans. This will make them easier to find and access when you need them. You can do the same for mixing spoons, spatulae, and other basic tools. For knives, consider installing a long, magnetic strip that the knives can stick to. That way, you can simply remove one when you need it and put it back in its place when it's clean.

In your cluttered cabinets, try putting in a Lazy Susan. They design them for all different purposes, from organizing herbs and spices to storing empty containers. Whatever you're using it for, a Lazy Susan lets you keep everything organized and view it at a glance, so you don't have to rummage through a lot of extra clutter to find what you need.

Also, consider installing tension rods in your cabinets. They make great customizable barriers that you can prop things like pans and cookie sheets against, rather than stacking them up. By storing things vertically, you can create more space in your cabinets and keep things more organized.

Renovation

If you're really committed to updating your kitchen, consider some renovations and remodels. Start with more shelves. A single shelf that stretches across an entire kitchen wall can provide a tremendous amount of storage for various things without taking up much extra space.

If your home doesn't have a kitchen island, you should put one in. It provides extra space for everything you need: a counter for prep work, a table for seating, plus storage beneath for pots and pans, appliances, etc.

To make cleanup simpler, cut a small hole in the kitchen island countertop, and store a trash can in the cabinet underneath. Now you have a quick and easy way to eliminate everything from eggshells to empty packaging as you cook.

These are just a few of the kitchen updates you can make in your home to make cooking easier and better. Get creative and see what other improvements you can make to help you when you cook.

If you want to find your perfect home with your dream kitchen, contact us. Our real estate agents can help you find the right space for you and ensure every room will meet your needs.

5 Things to Consider Before Buying Patio Furniture

Raleigh Patio

What's so hard about buying patio furniture? Why not just go online or to a store and pick something pretty and buy it? You can do that, but you may not be happy with how that plays out in the patio area of the dream home you chose among homes for sale in the Triangle. A little planning will help you make the most of your outdoor living space. If you're not sure what questions to ask about a patio furniture purchase, follow the guidelines our real estate agents have put together.

  1. Determine the Space
This sounds so obvious, but you'll be surprised to learn that some folks just close their eyes, make a purchase, and hope it fits. Don't do that. Measure your space. Decide what you want. Bar stools? A dining table and chairs? Chairs for relaxing and lounging? You may get a good deal ordering online, but when buying furniture, it's always nice to look at it in person. Buying patio furniture in the brick-and-mortar store can show you how big it is, so you can calculate if it will nicely fill the space you have.

  2. How Comfortable is it?
There's not much point in buying patio furniture just to look at. You'll want people to sit in it and enjoy it. It's important to sit on the furniture to see if it's comfortable. Do you intend to improve the experience by providing comfy cushions? That's helpful, but you also want to see if the chairs, table, or whatever, are the right dimensions.

  3. Are the Materials Weather Resistant?
These days patio furniture is manufactured from many different materials: wicker, iron, resin, steel, plastic, wood, and others. If you're going to leave your furniture in an uncovered location during the warm season, you may want to choose something weather-resistant and resilient. Leaving the furniture in the heat and humidity will shorten its usefulness. If you're going to keep your furniture in a protected location, you might have better luck with patio furniture made of wood or wicker. Regardless of where you leave it, you may need to do a bit of maintenance every season: painting, replacing cushions, or with wood, even refinishing.

It's always a good idea to put the furniture up when the season for entertaining is over; at the very least, cover it up and protect it from the elements. Also, think about where you're going to place the furniture: on solid ground or on the patio. If it's going to make contact with the earth. you need to choose materials that can handle being on soggy ground, such as plastic or resin.

  4. Invest in Quality
Be aware that plastic, resin, wood, or wicker furniture may look good when you buy it, but if it's used extensively outdoors, UV rays and weather will make it fade so that it loses its looks. If you can afford it, invest in good quality furniture that will stand up to the elements and last a few years. If possible, set it in a protected location.

  5. Shop Colors
You can have some fun when shopping for the right color of patio furniture. It doesn't have to be neutral, black, or brown. Match colors in your landscape or with your house, or go a little wild selecting pillows and cushions that pop.

Interior Design Mistakes You Might be Making

Interior Design Mistakes

When you find furniture, artwork, or a decor scheme that you love, it's natural to want to incorporate it into your own home. However, our real estate agents know that some stylistic components aren't a good fit for every home; they may make the room appear small, cluttered, or unattractive. Your space will then be unappealing to you and potential buyers. Here are some common interior design mistakes you might be making and some simple solutions for fixing them.

  1. Choosing the Wrong Area Rug Size
Your area rug is intended to help you frame the furniture in a room. This means that your furniture should be touching or resting on the rug, with some of the rugs still showing. For example, in a bedroom, your bed will rest on the rug, and the rug should still be visible.  In your living room, you want the legs of your furniture to touch the perimeter of the rug. If your rug is too small for your space, you have a few options. In a bedroom, you can place the rug on the side of your bed and use it to anchor your nightstand and sitting chair. For a living room rug that's a tad small, you can try putting just the front legs of your couch and end tables on the rug. The effect should be similar, even with a small rug. Or, you might choose to use the rug in another room and replace it with one that's better suited to the size and layout of the room.
  1. Buying Cheap Linens
Cheap linens and bedding can detract from a beautifully designed bedroom. You don't have to spend a fortune on your bedding, but you should invest in quality linens in a classic style and colors that compliment the room. This ensures that they'll enhance your bedroom while providing you with a relaxing haven to get an amazing night of slumber.
  1. Thinking All Your Furniture Has to Match
It's a misconception that you have to use all the pieces from a matching set of furniture. While there's nothing inherently wrong with a set of furniture, it can make the room feel generic and impersonal. Instead, incorporate a few pieces in a complementary hue or with different textures. This will add depth and visual appeal to the room.
  1. Neglecting to Incorporate Enough Lighting
Raleigh homes for sale that lack ample lighting aren't as appealing to potential buyers as their well-illuminated counterparts. A well-lit room is inviting and shows off your gorgeous pieces. In addition to a central source of lighting (like a chandelier or overhead lighting), add floor lights, table lamps, and desk lamps to integrate additional layers of light. Your lighting should be functional (making it possible for you to accomplish all the tasks you do in the room) and visually appealing (lending a cozy touch to the space, like wall sconces do in the dining room).

Now that you've addressed these interior design mistakes, are you ready to put your home on the market? Contact us today to start the process!

Movie Night: Try These Home Theater Improvements

Raleigh Home Theater

Whether you enjoy binge-watching your favorite shows or like to host at-home movie nights, a home theater system is an excellent addition to your home. Our real estate agents find that a home theater system is also appealing to potential homebuyers and helps define your home's unused spaces. Here are a few ways you can take your home theater to the next level.

  1. Select the Right Space
When deciding where to place your home theater, opt for a room that's removed from the hustle and bustle of your household. This should be a space that's used only for viewing media. Ideally, you should be able to close the room off from the rest of the household when it's time to catch a movie to minimize noise and light pollution.
  1. Place Your TV or Screen the Correct Distance from Your Seating
For the best viewing experience, your TV or screen should be the proper distance from your home theater's seating. If your space has a TV, multiply the length of the screen's diagonal size by 1.5 to 2.5 to know where to place the seats. For example, assume you have a 60-inch TV. This means that you'll place your seats anywhere from 90 inches to 150 inches from the screen. However, if you have a projector in your home theater, multiply the width of the screen by 2 to 5 to figure out your seat placement. This makes it comfortable for you to see the whole screen.
  1. Paint Your Walls a Dark Hue
Your home theater is the perfect place to embrace a dark color for your walls. Lighter colors can reflect light in the room and cause a glare. Dark hues will absorb light and help you better control the lighting conditions in the room. Raleigh homes for sale with a fresh coat of paint will also show better with prospective buyers.
  1. Invest in a Home Audio System
Even top-notch TVs frequently have less than stellar sound quality. Add to your viewing experience by investing in a home audio system. This will ensure that the sound tones are crisp and clear. For a smaller space, a soundbar may be sufficient. You don't want to overwhelm the room with too much sound. If you have a larger home theater room, a surround sound system is an excellent choice for an immersive viewing experience.
  1. Keep Decorative Items Away from Your Screen
Movie posters and souvenirs are cool, but they can distract you or your guests when you're watching a movie. Instead, position them so that they're behind your seating.
  1. Opt for Tiered Seating
Tiered seating is the gold standard for home theaters because it prevents someone from inadvertently obscuring the view of the person behind them. Fortunately, tiered seating doesn't have to be expensive. You can add platforms to your seats to raise them a few inches. Or, you might opt to add a few cozy floor seats; these are often popular with kids who like a little extra space to fidget during a movie.

North Carolina: One of the Top States for Inbound Moves

North Carolina Inbound Moves

In the last five years, while many states are seeing a decline in growth, North Carolina surges forward. In fact, it was recently reported that North Carolina was one of the top states for inbound moves in 2020. If you're curious about why families are flocking to our state, our real estate agents will be happy to answer some of your questions.

  1. What is North Carolina like?
From the majestic Appalachian Mountains to the Atlantic, the terrain sweeps from the 6,684 feet of Mount Mitchell in the Blue Ridge to over 300 miles of pristine beaches. The famous Outer Banks are a string of barrier islands that lie to the east. Outdoor lovers will thrill to skiing in winter, surfing, and sailing in summer. Lakes and rivers offer swimming and fishing. Spectacular views await whichever direction you turn. With four distinct seasons, North Carolina enjoys mild temperatures, with average highs at around 70 degrees and lows from 56-67 degrees.

  2. What is there to see and do?
With a rich history going back to Colonial America, museums and historical sites abound. The North Carolina Museum of Art houses a broad range of art worldwide, including the largest collection of Rodin sculptures in the southeastern United States. In the music scene, you can find a concert somewhere in the city nearly every day. Home of the world's largest beer garden, Raleigh offers a rich nightlife flowing with locally crafted beers to accompany world-class food.

  3. How much does it cost to live in North Carolina?
Homebuyers always look at a house as an investment, probably the largest they will ever make. In North Carolina, the median listing price is $184,100, or about $115 per square foot. Raleigh homes for sale are somewhat higher, but at $315,000 median listing price is still below the national average of $346,800. The continuing high growth in population has given rise to a home appreciation of 8.5% over the last ten years. A number of factors, such as a reasonable flat tax, make the cost of living significantly lower than the rest of the country. The property tax rate is only 0.84%.

  4. Education Opportunities?
Many move to North Caroline to the Research Triangle because of the educational opportunities in a variety of fields and professions. At the college level, Duke, Wake Forest, Davidson, and the University of North Carolina at Chapel Hill top the list of the best colleges in North Carolina out of seventy-nine to choose from.

  5. How is the job market?
Although the unemployment rate remains high across the nation, North Carolina anticipates a decline to about 5.1% by December of 2021, with a net job increase of 245,100. With 12 of the states 14 nonagricultural sectors seeing an increase in employment, hospitality, and leisure services will lead the way. Household income averages $61,505, as compared to the national average of $57,652. North Carolina's economy focuses on banking, technology, and pharmaceuticals.

When you consider the beautiful landscape, fantastic weather, and abundance of leisure activities, you may wish to change your question. Instead of asking why people are moving to North Carolina, you might ask why anyone is not. If you're ready to make a move, contact us to find that perfect house.

How You Can Start Planning Ahead for Summer Landscaping Projects

Summer Landscaping Raleigh

When potential buyers arrive to tour a prospective home, the outside creates an impression within minutes. Our real estate agents know that picturesque landscaping can even raise the total value of your home. Don't wait until summer to get started on your landscaping projects. Instead, check out a few things you can do now to start the planning process.

  1. Decide What Furniture, Garden Decor, and Deck Items You Want
Take a moment to envision your ideal outdoor spaces. What do they consist of? What items do you have, and what pieces are you lacking? Make a list of the items you'll need to complete your projects. Then, browse your preferred retailers to find pieces you like, noting the price and anticipated delivery times. This will ensure that you find options that suit your budget, and you can cater your ordering date according to the item's availability.
  1. Start Your Seedling Indoors
If your landscaping plans involve adding new plants and flowers or growing your own vegetable garden, consider starting your own seedlings inside and transplanting them during the spring or summer months. Not only do you have control over the growing conditions, but it's typically cheaper to grow your own seedlings rather than purchasing them. You also have a wide variety of plant species to choose from, allowing you to find the best option for your landscaping, climate, and vision for your home's exterior.
  1. Make a Plan for Spatial Limitations
Even Raleigh homes for sale with limited outdoor space can have gorgeous outside spaces. Now is the ideal time to come up with a plan for maximizing the space that you have. Maybe you've always dreamed of a lush garden, but you're out of yard space. One solution is to add a vertical garden that takes up a small amount of your yard's square footage. Or, you might add window planter boxes. Perhaps you envision a roomy outdoor space where you can cook, eat, and relax with your family. If your current deck is too small, you might plan an expansion or decide to split your outside spaces into your front and back yards.
  1. Research Smart Technology for Your Gardens
If you worry that you'll forget to water your garden or just prefer to automate the process, now's the time to research and set up smart technology to make the task as simple as possible. You can invest in a smart irrigation system that adjusts its water output based on the weather and current soil conditions. Your plans might involve expanding your outdoor entertaining space. Add smart speakers and lighting so that you can quickly set the tone for your evening.
  1. Craft a Plan of Attack for Pests
Pests, like mosquitos, flies, and rabbits, keep you from getting optimal enjoyment from your home's outdoor areas. Decide how you want to tackle these pests. You may prefer to add vegetation that will deter the pesky creatures. For example, citronella, catnip, and marigold plants repel mosquitos. Thorny bushes help keep deer away. You can also check that you've removed any items in your yard (like standing water or decaying vegetation) that pests find attractive. Or, it may be better to enact a physical better to keep animals and neighboring pets out of your yard and garden.

Small Design Details That Make a Difference

Raleigh Design Details

When you think about changing up your home decor, you may assume that only big projects can have an equally big impact. But small design details can have a much greater effect on your home's appearance than you think.

Our real estate agents love the following small design changes that can make a big difference in your home's appearance:

  1. Upgrade your doors
You may not immediately think of your doors when it comes time to get creative with your home decor. But new doors can add a unique sense of style and a new architectural dimension to your home. For a simple change, paint your doors in a new color. For a greater impact, replace existing doors with something special, like one made from reclaimed wood or a reused barn door.

  2. Give your fireplace a boost
If you have a fireplace that looks blah, paint its mantel in a contrasting color. You can also frame your fireplace materials like bricks. And even if you don't already have a fireplace, talk to a contractor about your options for installing one.

  3. Add some statement pieces
Statement pieces can have a big impact on any room. Try looking in antique stores for items like artwork or a centerpiece bowl. This way, you'll find unique treasures that add a big dose of personality and visual interest to your home.

  4. Change up your lighting
Having different types of lighting helps you create different moods, so try options like string lights, a table lamp, and a floor lamp. Turn on the string lights when you're hosting friends, use the floor lamp for everyday activities, and switch on the table lamp if you're cozying up with a book. You can also give your lamps a boost of style by adding bulbs in different shapes or designs.

  5. Create a gallery wall
Strategically place photos and art on a wall to make a big visual impact in any room. You can also add a picture rail for a more permanent option that adds a polished detail all on its own. As a bonus, a picture rail also lets you avoid putting holes in your walls.

  6. Add texture to your walls
Color isn't the only way to change up your walls. You can also hire a painter to use techniques that create texture on a plain wall. Or, if you'd rather, add an accent panel of stonework or mosaic tiles.

  7. Replace your hardware
For a quick change, pick out new hardware on your cabinets and drawers. You'll have a large variety of options, ranging from sleek, modern-looking silver handles to intricate bronze knobs.

  8. Paint a focal wall
Choose a focal wall and paint it in a color that sounds out from what's used on the other walls. For example, paint a focal wall in a striking navy blue to stand out among white walls in the room. The key is to choose a color that sharply contrasts with what's used on the other walls while making sure that the colors complement one another.

  9. Don't forget the simple things
If you're stuck figuring out what changes to make, keep things simple. Add some striking throw pillows, blankets, candles, or photo frames to your decor. It's easy to change or add these items as you find new ones you love, and they can help spark further creativity.

Real Estate Trends to Know in the New Year

Raleigh Real Estate 2021

Predicting the real estate market is tricky. Case in point: 2020 did not look the way our real estate agents expected it to, but the pandemic brought about a surprising real estate boom. The big question everyone seems to be asking is, will 2021 follow suit?

Of course, if you plan to list your Raleigh home for sale soon, you probably have a more pressing question: will 2021 be a good time to sell?

Where We Are Today

It's impossible to overstate the impact of the COVID-19 pandemic on the housing market and how widely this impact continues to be felt. In a market that already had a high demand for housing and a lack of inventory, this year has seen that trend skyrocket as many sellers de-listed their homes amid pandemic fears.

At this point, many of those homes are appearing on the market again, leveling things out somewhat. In fact, home sales increased sharply during the autumn months (up 9.4% in September alone, according to CNBC), and the median purchase price has risen by nearly 15% year-over-year.

We head toward the end of 2020, still in a strong seller's market. And even as the inventory of available homes creeps upward somewhat, home prices continue to rise, and demand appears to be as strong as ever.

Looking to the Future

Keeping in mind what we've seen over the past year, we expect the year ahead will continue to offer great opportunities for sellers. Although demand can't sustain forever at its current level, we expect it to level off slowly. Here's what else we predict for the 2021 housing market:

  • Home prices will continue to rise.
It seems certain home prices will continue their trend upward in 2021, at least in most U.S. cities. That includes Raleigh, where the average home sale has increased 10.5% year-over-year according to Redfin, and most homes sell for up to 3% above listing price.

  • Inventory will remain tight.
Inventory is the "supply" side of supply and demand. It essentially refers to the total number of homes on the market at any given time. That number declined over the course of 2020, and although we expect to see it rebound slightly in the next year as many sellers re-list their homes, inventory will almost certainly remain tight in 2021, fueling high prices.

  • Demand will remain high.
Many people who wanted to buy a home in 2020 weren't able to do so because of the pandemic. Expect a lot of those individuals to resume their efforts in 2021, leading demand to remain high, at least for the time being. With strong demand, we expect home sales to increase, or at the very least remain steady.

  • Mortgage rates will hover around 3%.
We expect to see mortgage rates remain fairly consistent going into the next year. When you consider that we left October 2020 at a record low of just 2.8% for a 30-year fixed home loan, that puts buyers in a pretty healthy place. We may see very slight increases but expect mortgage rates to remain around 3%.

Contact us today to learn more about buying or selling a home in 2021. We understand that we're living through uncertain times, and we're here to help every step of the way. Whether you're on the hunt for your dream home or are getting ready to sell, we think 2021 will offer an amazing opportunity.

HPW Open Houses | March 21-22

Open House March 21-22We here at Coldwell Banker Howard Perry and Walston make the safety and well-being of our agents and clients our top priority. We will continue to closely monitor the COVID-19 outbreak and work to ensure that all possible safety measures and precautions are being taken. We are committed to maintaining reliable service to our clients, while doing our part to limit the spread of the COVID-19.

In order to protect both our clients and agents, we are asking everyone to take precautionary measures:

Wash your hands – and other hygienic practices

Soap is the very best preventative for communicating the virus - so use it.  Wash your hands regularly, for at least 20 seconds, with soap and water.  If you can't wash your hands, the next best thing is to use an anti-bacterial wipe or gel both before, and after, you come into contact with other people, objects, or surfaces. Try to avoid touching your eyes, nose, and mouth with unwashed hands. If you sneeze or cough, do it into a tissue, then throw away the tissue, and then wash your hands or wipe them down.

Keep your distance – even from your agent!

We are all about the practice of "social distancing."

Use video conferencing as much as possible

You, your agent, and anyone else you're working with on your transaction should try to communicate as much as possible by videoconference rather than in-person meetings, just to limit the amount of interaction you have with other people. Facetime, Facebook Messenger, Snapchat video, Skype and Zoom are some of the video tools available to use.

Take precautions on showings and open houses

At this point, we see no reason to discontinue showings, or open houses, so long as you follow fundamental distancing and hygienic protocols. Try to follow these guidelines:

  • Again, keep your distance, even if it seems unfriendly
  • Remember: No shaking hands when you meet!
  • Drive your own car to showings, rather than traveling with the agent in his or her car
  • Minimize touching surfaces in houses
  • Bring paper towels, tissues, or disposable gloves with you to hold when you open doors or touch surfaces.
  • Try to wash, or wipe down, your hands on the way in and the way out.
  • At the open house, keep your distance from other visitors and let the hosting agent sign you in, rather than handle a clipboard or tablet.

If you're not feeling well, or are part of the "high-risk" demographic, please stay home

If you're not feeling well with any kind of cough or fever, please stay home. At this point, there is no need to take chances or put others at risk. This is especially true if you are "high-risk" – if you are over the age of 60 or have any pre-existing conditions you should reduce, if not, eliminate all outside contact as much as possible.

Again, we are committed to maintaining reliable service to our clients and are here to help you in your next real estate transaction, while doing our part to prevent the spread of the COVID-19.

HPW Open Houses | February 29 – March 1

Open House Feb 29 - March 1

Attention home buyers – this is THE weekend for you to find your new home and we're ready to help.

Our in-the-know real estate agents will be hosting open houses this Saturday and Sunday in nearly every corner of this prospering Triangle region and Goldsboro, too. It's time to map out a plan to make the most of this fall weekend.

Open House Tips For Buyers

It doesn't matter if you're entering the second month of your house hunt or are just getting started, you're going to want to make the most of your open house visits.

Do Some Digging

Power up your computer or charge up your Smart Phone and start "digging" for information on the homes you plan to visit. Access a home valuation estimate on our HPW.com website to review a comprehensive report with property details, recent area sales, and more useful information for each of the homes you like.

Take Your Time

Give yourself ample time to tour the homes you visit. Walkthrough each home with the onsite agent and then go back through on your own. Take time to step into the backyard or stroll down the street. Buying a home is a big deal, and you're going to want to gather every detail possible to make an educated decision.

Curb Your Enthusiasm

Attending an open house is exciting, especially when you think the home may be perfect for you and your family. Do your best to remain cool, calm, and collected as you take your tour to ensure you see the home as it really is, without the rose-colored lenses.

Are you out and about chasing down the best Black Friday deals in town? Scoring holiday gifts for your loved ones and friends (and yourself) will be a fantastic feat, but imagine the joy of finding your new home will bring.

You may have heard that spring and summer are the time to buy, but there are many reasons you should consider house hunting during the cold winter months.

Buying A Home During The Winter Months

Less Competition

It's common for buyer-competition to thin out in the winter as many people prefer to house hunt during the warmer seasons when the school year is waning.

More Motivated Sellers

Winter home sellers are often more motivated to close a deal than those who sell during the peak season. They may be relocating for a job promotion, hoping to get a sale squared away before the new year, or simply ready to get their real estate journey underway.

Discover And Uncover

Winter weather can tax a home. From the roof and gutters to the HVAC, plumbing and drafty doors, cold temperatures may reveal issues that you would otherwise have overlooked in warmer months.

Start Your Search

Let our Coldwell Banker Howard Perry and Walston real estate agents help you find the home you seek. Our listing agents will be happy to host you at their open houses this Saturday and Sunday.

HPW Open Houses | August 10 - 11

Attention home buyers – this is THE weekend for you to find your new home and we're ready to help.

Our in-the-know real estate agents will be hosting open houses this Saturday and Sunday in nearly every corner of this prospering Triangle region and Goldsboro, too. It's time to map out a plan to make the most of this weekend.

6 Delicious Ice Cream Shops in the Triangle

Triangle Local Ice Cream Businesses

Whether you're here to look at homes or ready to move in for keeps, our REALTORS® want you to enjoy your time in the Triangle. A sweet treat could be just what you need while you're exploring the local real estate market. Have we got the "inside scoop" for you!

Delicious ice cream made with organic ingredients is practically a way of life around Raleigh, Durham, and the surrounding communities. You'll find plenty of friendly ice cream parlors with classic styling as well as ice cream trucks and party places for kids' birthdays.

Here's our take on the coolest ice cream shops around the Triangle:

  1. Two Roosters Ice Cream – 7713-49 Leadmine Road, Raleigh, NC
It's true of Raleigh homes for sale and ice cream: Sometimes the best things come in unexpected packages. That's definitely true of Two Roosters Ice Cream, a quaint Airstream trailer hitched up to a classic Ford pickup. Don't underestimate this small but mighty selection, which has expanded to a seasonal pop-up space based on flavors like butterscotch and chocolate.
  2. FRESH. Local Ice Cream – 138 East Chatham Street, Cary, NC 27511
FRESH is a local institution that recently opened a new location in downtown Cary. That makes it part of the Cary renaissance that's attracting so many people to Cary homes for sale. Scoops, sundaes, floats, and more await in signature flavors like banana pudding and Kona coffee. And yes, there is an ice cream truck – just like back in the old days.
  3. Lumpy's – 306 East Wait Avenue, Wake Forest, NC
Founded back in 2001, Lumpy's is just one more reason for buyers of Wake Forest homes for sale to smile. It has some of the most unique ice cream flavors anywhere in North Carolina, with mixes like Bennie's Bacon and Bourbon and Aunt Betty's Blueberry. Heck, the owners have even been known to accept custom flavor suggestions from their guests.
  4. Mama Bird's –  304 North Main Street, Holly Springs, NC
Mama Bird's is the place to go when you're looking at Holly Springs homes for sale and you feel a hankering for a handmade custom ice cream item. The handcrafted small-batch ice cream comes in cakes, pies, rolls, or even the legendary ice cream pizza. They also host two-hour private parties that can include fresh waffles, a sundae bar, and cookie decorating.
  5. Maple View Farm – 6900 Rocky Ridge Road, Hillsborough, NC
The top creamy in Orange County is Maple View Farm. It's a bit of a drive from some of the top Hillsborough homes for sale, but the trip is worth it. It's a full-functioning farm that brings the concept of "farm to table" to ice cream. Monthly flavors are always changing, with orange dream, cashew caramel, and lemongrass just a few of the more recent "flavorites."
  6. The Parlour – 117 Market Street, Durham, NC
The leading choice in handmade ice cream just down the block from Durham homes for sale is The Parlour. It is a local legend: Formerly mobile, it opened its doors for the first time in 2013 and has yet to close them, being one of the creameries open seven days a week. Its menu boasts gourmet flavors like honey lavender and malted cinnamon.

Finding your dream home in the Triangle is an experience you won't forget. Getting a great deal and reaching closing day faster is the "icing" on the ice cream cake – and we can help you do it.

Our experienced team is here to give you the insight and support you need to reach your goals. Contact us to find out more today.

HPW Luxury | 202 West King Street, Hillsborough, NC 27278

Old marries new in the most recent Global Luxury Listing of Coldwell Banker Howard Perry and Walston in Downtown Hillsborough. The Dr. Efland Forrest House sits one block from the center of Hillsborough's Historic District.

Construction on this Neoclassical Revival (one of the only examples of this architectural style in the Historic District) began in 1938 and was completed in 1941. The current owners of 202 West King Street spared no expense adding 21st century luxury and convenience while preserving the grandeur of the original house.

The new solid wood front door welcomes you into a generous hall with a curved second story landing. Fresh paint, refinished floors, new doors and custom lighting throughout bring a fresh look to the home. The living room's wood-burning fireplace and built-in bookcases are a gracious spot to host guests. The downstairs powder room was refinished with designer cork wallpaper, a custom-built cabinet and exquisite floor tile.

The transformation in the kitchen is swoon-worthy: the owners combined two rooms to provide the home with the grandeur and livability expected of today's modern kitchen. Locally-sourced custom cabinets are topped with quartz countertops, appliances include a Wolf 6-burner professional range, Asko dishwasher and built-in Sub-Zero with multi-case wine refrigerator. Or if you choose to dine out, stroll one block down the street to any number of delicious eating establishments, including Panciuto, (James Beard Award Finalist for several years running).

The owner's suite was reconfigured, adding a generous walk-in closet and completely renovating the bath, with heated floors, custom cabinets and stone tile. The home has a one-bay garage that fits two cars deep and sits on a generous corner lot.

The home's original windows were all restored including the portico windows flanking the front door. Hanging above the door is a hand-crafted custom copper light fixture designed to honor the home's original style. No detail was overlooked, and every detail was thoughtfully considered.

Experience this one of a kind property for yourself to see the craftsmanship and style that makes this home unique by scheduling a private tour from listing agent Meighan Carmichael.

HPW Luxury | 404 N Churton Street

Few things compare to the feel and aura of a historical home.  The Turner-Strudwick House located at 404 N. Churton Street is steeped in history and is currently listed by Meighan Carmichael our Coldwell Banker Howard Perry and Walston Hillsborough office.

As you walk up to the home, peonies and irises adorn the original cobblestone walkway and you are automatically taken back in time. Upon entering the house through the red double doors, you can't miss the heart pine floors and twin parlors off of the foyer.  Details abound the home including eight fireplaces, each of which were built with their own unique mantel. This historical home has one very unique feature that cements the era in which it was built. In those bedrooms with fireplaces, there are two closets, one on each side of the fireplace, a very quaint feature to this home.

Built in 1833 by Josiah Turner, this 4,500+ square foot masterpiece sits on over an acre in Historic Downtown Hillsborough.  In 1889 Edmund Strudwick decided he wanted to reorient the house to face Churton Street. During this process, he enlarged the home adding the twin parlors, two upstairs bedrooms and an additional wing.  This new wing also included a porch which brought the total number of porches to three. Something that was practically unheard of at that time.

In 1922, Sheriff L.B. Lloyd bought the Turner-Strudwick House where it has remained in the family for several generations. The owners are now ready to share the next chapter in its storied history.

To see this house in all its splendor, sign up for the Hillsborough Candle Light Tour which will take place on Sunday, December 16th.  From 1 to 7 p.m. guests will be able to see the first floor of the home and from 7 to 9 p.m. a full open house will be held following the candlelight tour. For more details on this home and how you can enjoy a tour of this historic landmark in the heart of Hillsborough, contact Meighan Carmichael.

Coldwell Banker Howard Perry and Walston Names Kailey Norman as Broker-In-Charge of its Hillsborough/Mebane Real Estate Sales Offices

Coldwell Banker Howard Perry and Walston, the leading real estate company in the Triangle region, has appointed Kailey Norman as Sales Manager and Broker-In-Charge of its Hillsborough and Mebane sales offices. The Hillsborough and Mebane offices, both, feature contemporary, collaborative business spaces which are designed to better serve agents through all stages of the home buying process.

"Kailey is a proven real estate professional with a long track record of success," said Kent Hanley, Coldwell Banker Howard Perry and Walston's Chief Executive Officer.  "Her real estate career as a CBHPW agent has given her a great knowledge base to build off of as we continue to look to grow our presence in the Hillsborough and Mebane area."

Norman earned her real estate license in 2013 and has over six years of real estate experience. "As a manager, I look forward to helping new and experienced agents in maximizing their potential and finding a healthy work/life balance," said Norman. "Our HPW office in Hillsborough is perfectly picturesque and benefits from an adorable, walkable town filled with artists, authors and musicians. I am excited to expand the office and increase our presence in the local community."

Originally from Tampa, Florida, Norman moved to the Triad area in 2005 where she attended Wake Forest University.  She has called the Triangle home since 2012. "The Triangle is a melting pot of cultures, opportunities, food, entertainment and everything that anyone would want in the place they call home," said Norman. "Perfectly nestled between the mountains and the coast, one can go three hours in either direction to see snow or spend a day at the beach."

Norman enjoys boating on the many lakes the Triangle has to offer, fishing down at the coast, spending time at the beach, snow skiing in Colorado and traveling. She is also involved with giving back to our community and helping to make a difference. "I volunteer with Duke Children's Hospital and Habitat for Humanity," said Norman.  She also helps extensively with Coldwell Banker Howard Perry and Walston's annual Turkeys for the Triangle fundraiser, where 4,500 turkeys are donated to those in need during the holiday season.
