Steam Cleaning Tips for Your Next Showing

For most buyers, a dirty carpet is a turnoff, so you'll want to clean yours before staging and showing it to ensure your house gives a good first impression. Here are a few tips from our real estate agents for getting your carpets into shape before your next showing.

  • Move the Furniture
    It may be tempting to clean around the furniture, but the result could be eyesore patches of dirty carpet if you later move the furniture for staging or if a potential buyer peeks under the furniture or rug to see what is being covered up. Before your home joins the ranks of Durham homes for sale, make sure you do what professional carpet cleaners do and move all the furniture before getting started.

  • Clean the Baseboards and Fixtures
    Before you start with the carpet, be aware of what could drop dirt onto your freshly cleaned carpets. Most people don't frequently clean their baseboards or their light fixtures, so chances are there is a buildup of dirt and dust that will fall to the carpet below if you bump the fixture or brush up against the baseboards. Clean that now, while the furniture is out of the way, and before you start on the carpet.

  • Vacuum Slowly
    This is actually good advice for anyone, at any time, vacuuming their carpets: Take it slow. A quick pass with the vacuum leaves a lot of dirt behind. Slow it down and take your time vacuuming over every square inch of carpet. Be sure to take a second (slow) pass over high traffic areas. Your goal is to pick up as much dirt out of the carpet as possible before running the steam cleaner, to minimize the amount of muddy water you produce, and let the cleaner focus on removing the soil that couldn't have been removed with a vacuum.

  • Pretreat any Stains
    Even if your carpet is clean, stains can be a real eyesore, and a steam cleaner alone may not be powerful enough to remove them. Remember, stains are just soaked-in soil. To improve your steam cleaner's chances at removing any stains, pretreat them first to loosen and dissolve the soil, making it easier for the steam cleaner to pull them up. You may need to repeat the process on that area if the stain doesn't come out with the first cycle of pretreating and steam cleaning.

  • Air it out
    Part of the advantage of steam cleaning your carpets is that it'll make your entire house smell fresher, too. Dirty carpet tends to hold odors, but a thorough cleaning will remove those, and the smell of freshly shampooed carpets will make your house smell even better. Getting a fan going afterward will help your carpets dry, but open up your windows for a little bit, too, if possible. Getting fresh air moving through your home will help to eradicate any unpleasant odors and make it smell more appealing to potential buyers.

National Happy Cat Month: 5 Tips for a Pet-Friendly Home

Our real estate agents are well aware of that and, since September is National Happy Cat Month, we want to share with you some of the many ways you can make your home more comfortable for them. Make your home the purr-fect place for your feline friends by following these tips. 

  1. Give Them Space
    If you provide a convenient space for your cat with fresh water and food close to the litter box, your cat is going to hate it. That may seem ungrateful, but there are actually good reasons for their reactions. First, their very sensitive noses can locate their litter box when it is quite far away. If it is too close to the food, the odor will overwhelm the scent of their dinner. They are also unhappy if the scent of their food overwhelms the scent of their water. They like to eat in quiet, out-of-the-way places. If this describes your kitchen, it may be a good kitty dining room, but if not, you may want to find a more appropriate location. 

  2. Don't Forget Playtime
    Your first reaction may be that the entire house is a cat playground, and to a degree, you would be correct. But remember that cats love to climb, jump and look down from on high. Fortunately, cat trees come in all shapes and sizes that can fit in any size home, from a small condo to a mansion. Often covered with carpet, it can blend into the decor and serve double duty as cat scratch poles. 

  3. Build a Cat Cave
    Cats love the safety and security of a confined space. Even big cats like lions and tigers will climb into any box they can and curl up in comfort. Some of the most popular cat toys are miniature houses and fabric retreats. They are also more than happy to curl up on your clean laundry, so why not give them a basket with a baby blanket? Whatever you choose, do keep in mind that cats can be like toddlers. No matter how much you spend on the toy, they may prefer to play in the box it came in!

  4. Give the Cat a View
    Indoor cats are prone to sitting for hours staring out of the window. What to Know When Building a Home This Year

Finding a new home that meets your needs can be a difficult task. There are plenty of Raleigh homes for sale, but what if you want to build your own? It affords you more control and ensures that the finished product will meet all your standards. What does it take to build a home, though? What does it cost, and what can you expect throughout the process? Here's what you need to know.

Cost

On average, building a new home costs a little under $300,000. Keep in mind this estimate doesn't factor in the cost of buying the land for the build. Buying a home, on the other hand, costs around $435,000. 

Of course, the cost also depends on how big of a house you plan on building. A good rule of thumb is to factor around $100-$200 per square foot. So building a 1,000 square foot house will cost between $100,000 and $200,000. Building a 3,000 square foot house will cost between $300,000 and $600,000.

Budgeting

Once you have an idea of the total cost of building a new home, it's important to break down exactly where that money is going to give you a more accurate idea of how much your home, specifically, will cost to build.

About 40% of your budget will go towards labor. This includes the construction crew, as well as an electrician, plumber, roofer, framer, and other jobs. Shop around and see how much each of these services costs in your area.

About 50% of your budget goes towards materials. This includes everything such as lumber, concrete, drywall, siding, and more. What your house is made of will greatly influence the cost.

Finally, you need to decide if, in addition to the house itself, you want any extras. A swimming pool, for example, can cost anywhere from an additional $36,000 to $66,000. You may also want an outdoor deck, an unfinished basement, or heated floors. Each of these things will add to the total cost of construction.

Scheduling

Your new home will probably take longer to complete than the initial estimates. Most contractors will give you the most optimistic estimate they can, but plenty of things can cause delays, from bad weather to zoning and permit issues, and almost anything else.

When your contractor gives you a timeline, think of it as a guide rather than a strict schedule, and plan on at least a few extra months before you can move in. If you're in a hurry to get into a new place, you're probably better off buying rather than building.

Sweat Equity

Sometimes it's possible to save both time and money by doing some of the work on the house yourself. Major projects like plumbing and electricity should always be left to the experts, but smaller tasks like painting or laying the tile in the bathroom, you can do on your own if you're up to it. This is called sweat equity: putting your own labor into a building or improving your house to save money and increase its value.

Real Estate Trends to Know in the New Year

Predicting the real estate market is tricky. Case in point: 2020 did not look the way our real estate agents expected it to, but the pandemic brought about a surprising real estate boom. The big question everyone seems to be asking is, will 2021 follow suit? 

Of course, if you plan to list your Raleigh home for sale soon, you probably have a more pressing question: will 2021 be a good time to sell?

Where We Are Today

It's impossible to overstate the impact of the COVID-19 pandemic on the housing market and how widely this impact continues to be felt. In a market that already had a high demand for housing and a lack of inventory, this year has seen that trend skyrocket as many sellers de-listed their homes amid pandemic fears. 

At this point, many of those homes are appearing on the market again, leveling things out somewhat. In fact, home sales increased sharply during the autumn months (up 9.4% in September alone, according to CNBC), and the median purchase price has risen by nearly 15% year-over-year. 

We head toward the end of 2020, still in a strong seller's market. And even as the inventory of available homes creeps upward somewhat, home prices continue to rise, and demand appears to be as strong as ever. 

Looking to the Future

Keeping in mind what we've seen over the past year, we expect the year ahead will continue to offer great opportunities for sellers. Although demand can't sustain forever at its current level, we expect it to level off slowly. Here's what else we predict for the 2021 housing market:

  • Home prices will continue to rise.
    It seems certain home prices will continue their trend upward in 2021, at least in most U.S. cities. That includes Raleigh, where the average home sale has increased 10.5% year-over-year according to Redfin, and most homes sell for up to 3% above listing price. 

  • Inventory will remain tight.
    Inventory is the "supply" side of supply and demand. It essentially refers to the total number of homes on the market at any given time. That number declined over the course of 2020, and although we expect to see it rebound slightly in the next year as many sellers re-list their homes, inventory will almost certainly remain tight in 2021, fueling high prices. 

  • Demand will remain high.
    Many people who wanted to buy a home in 2020 weren't able to do so because of the pandemic. Expect a lot of those individuals to resume their efforts in 2021, leading demand to remain high, at least for the time being. With strong demand, we expect home sales to increase, or at the very least remain steady. 

  • Mortgage rates will hover around 3%.
    We expect to see mortgage rates remain fairly consistent going into the next year. When you consider that we left October 2020 at a record low of just 2.8% for a 30-year fixed home loan, that puts buyers in a pretty healthy place. We may see very slight increases but expect mortgage rates to remain around 3%.

When you're selling your home, you want it to appeal to as many potential buyers as possible. Even though 67 percent of households have pets, our real estate agents know that properties that appear to be pet-free show better than those with a lot of pet supplies scattered and pets running around. Here are some things pet owners need to do before a showing to ensure their pets and home are prepared.

  1. Talk to Your Pet's Vet
    Selling a home isn't just stressful for human family members; it can stress your furry and feathered family members as well. Talk to your pet's vet to determine how you can best minimize your pet's stress while your home is for sale. Your pet may have to spend more time than they're used to away from their home in your car or a crate. Some pets may benefit from temporarily taking anti-anxiety medication. If your pet is prone to UTIs, disrupting their bathroom habits may trigger a flareup. Your vet might recommend preventive measures to keep your pet healthy during this stressful time. 
  1. Devise a Plan for Relocating Your Pet During Showings
    When it's time for a showing or open house, you need to remove your pet and any evidence of your pet. This includes items like litter boxes, pet beds, toys, and feeding and watering bowls. Help the process go as smoothly as possible by devising a plan to deal with impromptu home showings. You might have one family member responsible for gathering pet equipment while another family member rounds up your pets and puts them in crates or on leashes. Don't forget to sweep up litter or spilled kibble before you leave!
  1. Borrow an Impartial Friend's Nose
    Before you add your home to the list of Raleigh homes for sale, you want to ensure that it smells fresh and clean. If your home has a bad odor, this can cause homebuyers to form unfavorable opinions about your property. Since you've lived in your home for so long, you're likely immune to many of its odors. Have an impartial friend stop by and let you know if they can smell any evidence of your pet. Even if you've promptly cleaned up Fido's accidents, old urine stains and odors might still linger. These tough odors might require professional cleaning or even require you to completely replace the soiled materials. 
  1. Give Your Yard a Once Over
    Don't forget to inspect your home's outside areas. Prospective buyers will want to explore your yard; you don't want them stepping in a hole or a pile of dog scat. Make sure to fill in any holes and scoop any pet waste. Just like the inside of your home, your home's exterior should look as if it belongs to a pet-free family. Check your home's exterior for any damage that your pet may have caused. Look for holes in your fence and claw marks on outside furnishings and wood trim. Repair any damage and replace any items that can't be salvaged. Even if the buyer doesn't spot the damage before making an offer, your home inspector is likely to detect the issues during the home inspection.

Organizing a move can present challenges for even the most experienced of planners, but crafting effective packing and unpacking strategies can help ensure the process goes as smoothly as possible.   1. Declutter Ahead of Time
    The golden rule of packing: the less you have, the easier it will be to move. Start the decluttering process a good 2 or 3 months before your actual move date. Many people struggle when it comes to parting with their stuff, so it can be helpful to consider how frequently you use an item and whether or not it brings you joy. Once you've determined what you can part with, consider donating your items to a local thrift store, have a garage sale, or you can even try selling them online for a little extra cash.

  2. Pack A Little Bit Each Day
    Waiting until the last minute to pack can add a lot of extra stress. However, packing too soon may leave you without some things you need in your day to day life. The trick is to pack a little bit each day leading up to your move. Consider setting aside 1 to 2 hours per day to work on the packing process. This strategy will help you to feel like you're making good progress over time. 

  3. Labels Are Key
    Labeling your boxes will make the moving and unpacking process significantly easier. Make sure each box has a labeled with the contents of the box and the room it belongs in. This will help inform the movers where to place the boxes in your new home. Using color-coded labels will make the process even easier.

  4. Save Room For Your Clothes
    Clothing always takes up more room than you'd expect, so if you're using a moving truck or have limited space, keep this in mind when packing. Any clothing you hang in the closet cut a hole in a garbage bag and place it over a group of hangers. If your dresser is light enough to move, you may be able to get away with leaving clothes in the drawers; however, be careful your dresser isn't too heavy.

  5. Don't Leave Empty Spaces in Boxes
    Avoid half-packed boxes when possible. If your items have room to move around, they can easily become damaged during the move. Pack your boxes, so they are full, but not too heavy. If you do end up with extra space, consider adding newspaper or packing peanuts to keep items secure. Also, don't forget to add extra padding to any boxes that contain fragile items.

In those bedrooms with fireplaces, there are two closets, one on each side of the fireplace, a very quaint feature to this home. 

Built in 1833 by Josiah Turner, this 4,500+ square foot masterpiece sits on over an acre in Historic Downtown Hillsborough.  In 1889 Edmund Strudwick decided he wanted to reorient the house to face Churton Street. During this process, he enlarged the home adding the twin parlors, two upstairs bedrooms and an additional wing.  This new wing also included a porch which brought the total number of porches to three. Something that was practically unheard of at that time.

In 1922, Sheriff L.B. Lloyd bought the Turner-Strudwick House where it has remained in the family for several generations. The owners are now ready to share the next chapter in its storied history.

To see this house in all its splendor, sign up for the Hillsborough Candle Light Tour which will take place on Sunday, December 16th.  From 1 to 7 p.m. guests will be able to see the first floor of the home and from 7 to 9 p.m. a full open house will be held following the candlelight tour.
